Pre-season preps
If you think football players have it tough during the August heat, just imagine how hard it is for rooftop units to be exposed to the extremes all summer. From withstanding temperature extremes to managing moisture effectively, a rooftop unit gets it on all sides.
A little pre-season prep work will keep your customers’ RTUs performing to expectations.
Make sure you hit these hot spots:
- Air filters – Check and change regularly or as needed.
- Belts – Make sure they’re in proper working order, have correct tension and are changed as necessary.
- Coils – Check the condition and make sure coils are cleaned at least once a year.
- Compressors – Confirm they are using the correct voltage/amps.
- Condenser fans – Same as for compressors.
- Contactors and starters – Inspect to be sure they’re in good working order.
- Controls – Perform self-test operations if available. This is available on Lennox' new Energence™ rooftop unit featuring the Prodigy™ unit controller.
- Drains – Be sure the condensate drain and drain line are clean and free from any obstructions.
- Economizers – Confirm operation.
- Electrical connections – Check and tighten as necessary.
- Evaporator fan motor – Confirm proper working order.
- Heat exchangers – Inspect for fatigue or cracks.
- Humidifiers and dehumidifiers – Confirm all humidity control systems are operating correctly.
- Leaks – Make a visual check for leakage of air, gas, refrigerant or water.
- Limit switches – Check for correct operation of all switches and safeties.
- Motor bearing – Lubricate as needed.
- Noise – Check for any unusual operating noises, and resolve any problems.
- Operating temperatures – Confirm the RTU has proper change in temperature across the coils.
- Refrigerant – Make sure there is a proper charge according to the manufacturers recommendation. Talk to your customer about R-410A and the phase-out of the R-22 refrigerant.
- Superheat – Check and confirm.
- Thermostats – Confirm proper operation and be sure your client knows how to use properly.
Be sure to provide your customer with a complete report that shows you have inspected every aspect of their rooftop unit. Visit www.lennoxcommercial.com for more tips on preventive maintenance.
